Zoning Description: The subject property consists of approximately 51.11 acres and is currently zoned PDP (Industrial). The PDP (Industrial) zoning district allows a wide range of industrial uses but does not permit uses such as business and professional offices, personal service establishments, and retail uses which would typically provide essential support services to an industrial area. As a result, the current PDP (Industrial) zoning does not provide enough flexibility to allow the property owner to create a development which would meet market demands. The proposed rezoning would rezone the frontage of the property along Anderson Snow Road to PDP (Commerce Park) and would retain approximately 30.52 acres or 60 percent of the property as PDP (Industrial).
